The
villa is best suited
for
up to 6 Adults plus a Baby,in three large well furnished bedrooms.We
also have a new Crib/Cot
and high chair for the very little ones, should these be
required.

For
the comfort and safety of all our
guests, smoking is STRICTLY
PROHIBITED within
the
villa. We DO
NOT
allow pets. If the owners are informed of a
breach of either of these conditions, a deduction from the Security
deposit will be made.

The
villa is only 8 miles away and around a 10 minutes
drive from Walt Disney World. Sea World is approximately 15 minutes
away and
Universal around 25 minutes.

This
is one of the most requested details. Some homes have a shaded pool
which can be off putting.Our Villa has a SOUTH facing
pool
which overlooks the LAKE
and CONSERVATION
area. Sun is on the
pool
deck from early morning till Sunset. This position is one of
the
reasons so many guests return!.

Unlike
some Villas which back onto
walls, other
properties, fences or other pools. This Villa has
Private unrestricted
views over a lake & woodland
area. It has a truly fantastic location and view. You can
sit
outside and eat or drink whilst observing the wildlife on and in the
Lake with no disruption from other homes.

do we
locate/enter the property?

The
home has a lock-box adjacent to the
front door. This
lock box will contain the key and will be available with your
individual
code from 4pm
for your arrival. Directions and lock-box entry code will be sent to
you
approximately 2 weeks before your arrival. In our free app we
include comprehensive driving instructions. There is no need to locate
the offices of a Management Company to obtain the keys when you may be
tired and just want to get settled in the home.

The
villa is fully equipped
for all your holiday needs. Bed linen,and towels
are provided. An initial supply of washing
powder / dishwasher powder / toilet rolls etc are provided
which
you may have to top up during your stay .

The
villa is equipped
for very small children. There are safety alarms fitted on the patio
doors to prevent children venturing out to the pool area
un-detected. Although the pool is a leisure
pool, there is no safety screen to prevent young children from falling
in. We therefore insist on Constant
Adult Supervision
when staying with young children.

Due to
being SOUTH facing
the pool
does keep very
warm during most of the Months of the Year. The pool can be
heated for an additional cost as indicated on the booking
form. We would recommended pool heat from October through to May., but
this is personal choice as the pool can still be warm in these Months
due to the pools position. The pool is heated to the maximum
temperature allowed under Florida law (85 ).

provide FREE Secure
Wireless High Speed Broadband Internet Access. This extends both inside
and outside the home. You can sit under the Shaded Lanai and surf or
check your emails or keep in touch with your family anywhere in the
World.

We
do not supply a Computer in the
home. We do supply FREE Wireless Internet and this
enables Guests to use their own Laptops with all functions. Most homes
with Computers have them ' locked down ' preventing downloading,
uploading photographs, and many other necessary tasks. With your own PC
you can copy your photographs and email them to family and friends,
etc. You can't do this with most Villa Computers, or use them outside!.

The
villa is approximately 10 minutes away form a Large Wal-Mart
supermarket. There is also a '711' store on Poinciana Boulevard which
has all the basics. We provide directions from the home to the
nearest Wal-Mart.

There
is a
multitude of
restaurants on the Route 192 which is five minutes from the home. Route
192 is the main shopping, eating area in Kissimmee. You will be spoilt
for choice, whether your preference is Chinese, Italian, Seafood, or
American, you have a multitude of restaurants to select from.

Yes,
we provide an electronic Safe which is situated in the Master walk in
wardrobe. The access code is individually assigned to each Guest and
will be sent to you prior to your arrival. The access code will be
changed to your assigned number by 4pm on the first day of your
arrival.
